Terms and Conditions:

1. Check-in time is after 4:00 p.m. and Check-Out time is by 11:00 a.m. No exceptions during

peak seasons and holidays. Early arrivals or late departures may be considered during offseason months only.

2. Guests arriving before the check-in time are not guaranteed access to the property if

housekeeping is still preparing it for occupancy.

3. Late check-out fees of $50 will be charged if guests check-out after 11:00 a.m. and

housekeeping is waiting to start their job. If guests vacate more than 30 minutes late, an

additional night will be charged.

4. A reservation deposit of one half of the total amount is required at the time of booking,

unless booking within the 30-day cancellation window, in which case full payment is required.

5. Cancellation 30 or more days prior to the scheduled check-in date will result in a full refund.  Cancellations within 30 days will be eligible for a

refund if the property can be rebooked.

6. Occupancy limits must be followed and exceeding them may result in additional fees or

cancellation of the agreement without a refund.

7. Renter must be at least 25 years of age to rent the property.

8. Unauthorized pets are not allowed, and bringing them may result in eviction, forfeiture of

payment, and additional cleaning or repair fees.

9. RVs, trailers, and campers are not permitted unless otherwise authorized.

10. Guest satisfaction is important, and any concerns or needs should be communicated to the

rental agency.

11. Essential items such as linens, kitchen supplies, and a starter supply of toiletries are

provided. Guests are responsible for replenishing items if needed.

12. A cleaning fee is charged for normal cleaning upon departure.

13. Guests are responsible for basic cleaning tasks, such as taking out the garbage, running the

dishwasher, and stripping used beds. Excessive cleaning or damage may result in additional

charges.

14. Guests assume the risk of using bikes provided at the property and must follow safety

precautions. The rental agency is not liable for any accidents or injuries.

15. Guests should report any damage or repair needs to the rental agency immediately.

16. The tenant is responsible for any injuries, damages, or expenses caused by their negligence

or intentional acts.

17. Lost and found items will be held for 30 days, and any shipping costs will be borne by the

guest.

18. Guests must respect noise regulations, behave in a civilized manner, and avoid excessive

alcohol use or partying. Violation of these rules may result in eviction and forfeiture of

payment.

19. Some properties may not have air conditioning, and guests are advised on how to maximize

comfort without it.

20. Guests should follow instructions for key return and community amenity access cards to

avoid additional charges.

21. Subletting is not allowed, and violation may result in fines or termination of the rental

agreement.

22. Guests may be responsible for long-distance calls and should be aware of cable and internet

access limitations.

23. The rental agency is not responsible for weather conditions, power outages, or internet and

cable interruptions.

24. Guests should take precautions to prevent damage to carpets and report any spills or

accidents promptly.
